(綜合報道)(星島日報報道)市建局任務重重，其中由「樓換樓」項目改成資助房屋的啟德煥然壹居，最快於今年底預售。據悉，市建局建議將約三百個煥然壹居單位改作資助房屋出售，售價以市價七五折至八折出售，家庭入息上限則會高於五萬元，略高於現時居屋市價七折的售價，以及入息上限四萬六千元。

　　市建局位於啟德的「樓換樓」煥然壹居項目，原安置受重建影響的業主，據了解，市建局建議在四百八十四個，以隨機方式撥出七成，即約三百個單位作資助出售房屋。

　　入息上限五萬元

　　由於煥然壹居的樓宇質素較傳統居屋為佳，售價和家庭入息上限均會較高，建議售價為市價七五折至八折，高於現時居屋的市價七折，而家庭入息上限則定為不低於五萬元，對比上周攪珠的新居屋入息上限為四萬六千元，前者入息上限亦較寬鬆。

　　如按現時當區樓價估算，煥然壹居的折扣後實用呎價約為一萬元至一萬一千元，如以四百呎單位計價，售價介乎四百二十萬至四百四十萬元。消息人士並透露，當局以買家的可承擔能力計算入息上限，至於煥然壹居的轉售限制，亦會參考居屋安排，則可於二手市場流通，或在補地價後於自由市場出售。

苹果最新推出的iPhone 6及iPhone 6 Plus

据香港文汇报报道，苹果最新推出的iPhone 6及iPhone 6 Plus，20日晨接受最新一轮预购，成功订购的市民可即日取货。由于市面的iPhone 6逐渐增多，其回收价亦大幅下跌，部分手机店更停收新iPhone。有欲转售iPhone 6的炒家对回收价下跌感失望，表示会“hold机”不卖。

有先达手机铺人员称，昨日回收新手机价格整体下跌约数百元，相信未来的回收价也是“看跌”。对于昨日网上有消息称，今日(21日)会开始新一轮网上订购，但有苹果店职员称，公司尚未公布下一轮订购日期。

苹果新iPhone前日派机，当天各型号的iPhone 6和iPhone 6 Plus转手利润数千元至1万元不等，但昨日回收价已明显回落。

中环IFC苹果旗舰店外，有卖家向炒家购买一部64GB的iPhone 6 Plus，回收价约1万，较前日最高回收价15000元，相差5000元，利润亦由约7000元急跌至2000元。而原价5588元的iPhone 6(16GB)的回收价亦跌穿8000元，一度低至7800元。iPhone 6(64GB)的回收价亦只得8300元。

记者昨日到旺角先达广场观察，发现多间手机店已开始停收新iPhone，部分只收iPhone 6的16GB，原价5588元，昨日回收价为7900元至8400元。有手机店指，iPhone 6 Plus、16GB、金色于内地较受欢迎，相反屏幕较小的iPhone 6 64GB及128GB则欠缺市场，故暂时全面停收。有店员表示，需要先等内地市场消化近两日的贵价货，再于稍后收购平货。

先达手机店G-world mobile负责人刘志刚表示，昨日新iPhone的整体回收价回落，平均约数百元，现时iPhone 6 Plus(128GB金色)的回收价为16000元至17000元。iPhone 6(128GB金色)回收价为9000元则至9500元。他指，其中iPhone 6(16GB)的款式较受欢迎，但预计未来回收价的升幅有限。

有新闻称《香港市面iPhone 6数量增多：iphone 6回收价大跌》，可是iPhone6的真正上市才两天啊，初期上市的真机都没有消化了吗？据悉，由于市面的iPhone6逐渐增多，其回收价亦大幅下跌，部分手机店也停收新iPhone。透过这则消息能窥得什么端倪呢？笔者观察有一些元素可以揣测：

其一是虽然首批上市的真机不少，预订的用户也不少，但是很多人留着自用的颇多，转手的有限，黄牛通过香港走货的余地有限。这估计和近年来对水客打击力度加大也有一定的关联性。

其二是也许香港的水客把iPhone6引入内地市场有一定的压力，不能大批量地转移。收购的黄牛不敢大量的囤积，毕竟随着iPhone6上市的加快，更多的机器会铺货，水货新机的价格也是日新月异，黄牛也怕砸在手里。

其三是其实除了香港之外，还有很多地方和渠道值得去搏击，比如日本、新加坡、美国、加拿大等等。尤其是日本本地用户并不喜欢购买裸机（不是签约机），这样普通散客或许更能从专卖店买到裸机，然后倒手出去。而且，由于这次iPhone6的制式是全球通用，原本黄牛们很少接触的日本，也因为价格比香港还便宜，成为黄牛们的主攻目标。

其四是国内用户的购买热情没有媒介披露的那么火爆。据悉，中关村首批iPhone6的报价是最低8000元左右。此外，64G版9000元左右，128G版10000元左右；iPhone6 plus 16G版14000元左右，64G版15500元左右，128G版17000元左右。在深圳华强北的价格甚至更低。

其五是用户的消费渐趋理性化。虽然目前iPhone6还没有在中国本土市场上市，但是运营商已经接受预定，仅仅是等待一段时间，为了短短几个月或者更短的时间，而付出数千甚至翻倍的价格，并不是用户希望的。

其六是不排除黄牛希望先把前期收购的价格更高的真机脱手。有经营者表示，需要先等内地市场消化近两日的贵价货，再于稍后收购平货。但可以预计的是，iPhone6的回收价格再度高涨的可能不大，或许一定时期内会稳中有跌。

随着苹果iPhone6第二批上市地的临近，市场铺货会更加充裕。黄牛党的利润空间会被进一步压缩。或许未来更多会集中相对热销的某一款iPhone6回收價产品。据调查机构的数据显示：约22%的消费者有意购买16GB的iPhone 6或iPhone 6 Plus手机，而52%的消费者有意购买64GB版本的iPhone手机，另外还有约26%的消费者想要购买128GB的手机。可见未来64GB产品或许会更紧俏一些。此外，据市场研究机构MixPanel的数据显示，iPhone 6的销量要大大超过iPhone 6 Plus。

值得一提的是三星的新机也开始接受预定，推向市场的节奏也在加快，这从某种程度上也会分流部分iPhone用户。对于更多的国内用户来说，或许也在期待着审核加快，毕竟三大运营商的铺货开始，一切也就都迎刃而解了。

一般市民對包括稅貸在內的私人貸款概念，可能只限於要繳付多少利息，而所借入貸款的息率，愈低便代表愈好。但大家又是否知道原來比較貸款息率是否數，最正確的方法是比較實際年利率高低，但你又知否如何計算呢？
平息至低未必最抵我們平日所聽到的平息（FlatRate），是根據借貸金額計算利息，當中並不包括利息以外的收費，而且計算方法不一，有些以月、有些則以年計算，要注意一點，是利息支出不會隨已還本金而減少，利息總額期內不變。
從字面上看，「每月平息」的計息方法，容易令人誤解為只要將每個月的平息，乘以十二個月便可折算成年利率，但實際上並不是如此。
折算年利率再比較事實上，當比較貸款成本時，要用更能反映實際借貸成本的「實際年利率」（AnnualizedPercentageRate，簡稱APR）作比較基準。

「實際年利率」是根據香港的銀行營運守則指引計算出來的，是以年計算的利率，計算方法是將已知的實際現金流（Cashflow）套入淨現值公式（NetPresentValueFormula）計算出內部回報率。簡單來說，若實際年利率愈低，代表息口愈低，即所借入的貸款愈划算。
至於實際年利率計算方面，其計算方式十分複雜，但大致公式是「每月平息×12個月×1.9（不變系數）」。以平息兩厘舉例，實際年利率「2×12個月×1.9=45.6厘」。借貸人要留意的是，法例規定年利率不能超過六十厘，否則放債人將被檢控，即所謂人稱的高利貸。
還款期息率成正比另外，一般人可能會有錯覺，以為「每月平息」已固定，故不論還款期多長，都是以這個息率來計借貸利息，所以借款期愈長，便愈抵借，但其實這個想法是大錯特錯的。若將「每月平息」化為「實際年利率」來比較各還款期的息率變化，便會發現還款期愈長，「實際年利率」愈高。

Hi, as i wrote in my last article, i suggest you guy to put some related or high ranked Apps name in your own App’s description. I think that i must clarify about this method.

Some of you may think that I am teaching Keyword spamming, but i do not think so. We are using other highly searched keyword to increase our impression in Google Apps Store search engine.

The main point is, the keywords which you have added into your own description should be RELEVANT, if you just adding hundreds of irrelevant keywords, it should be keyword spamming.

Note: Keyword spamming is prohibited by Google , i surely do not recommend it for you.

The most interesting point is, how to make those highly ranked keywords to be a relevant content and plug into your app description?

I would recommend write a sentence which contains those keywords.

DON’T do this in your description
Keyword: organizers, organizer apps, time management, calendar, super man,folder organizer,evernote, times newspaper, google, android, sex…

DO THIS.

Ok, my skill is, select some popular and hot , but less competitive (few competitor) keywords and put them into a sentence and paste it into your description.  Because google play store search description as well., see?

For example, if my apps is an organizer apps, the keyword of “organizer” should be very competitive… right? and i should search which one is the top downloaded and highest ranking apps related to my field? write down the apps name and write a sentence about it, put it into your description.

What is the Product Advertising API

Amazon Product Advertising API is basically an API offered by Amazon for accessing data on every product that are being displayed at any Amazon site.

Create an Access Key

If you don’t have a credit card fret not because you can just close the tab when you reach that point and then access thesecurity credentials page where you can create a new access key. All you have to do once you reach that page is to scroll down a bit so you will see the Access Credentials section which basically shows you a table of the access keys that are associated with your account. Just click on the “Create new access key” link to create a new access key. Once that’s done you can just copy and paste the access key ID and the Secret Access key to the PHP file where you’re going to include the class for accessing the api later on.

You can also sign up for an amazon affiliate account: Amazon affiliate program so that you will have your own affiliate ID which you can also use in the class for accessing the API.

API Basics

There are only 3 things that you have to keep in mind while working with the Amazon Product Advertising API:

• Operations
• Response Groups
• Browse Nodes

Operations

Operations are like methods in a class. This tells the API what specific action to do. Some of the most commonly used operations are:

• ItemSearch – commonly used for returning one or more items that satisfies the parameters specified
• ItemLookup – commonly used for returning a single item but can also return more items if the ASIN’s (Amazon Standard Identification Number) are separated by comma.
• SimilarityLookup – used for returning items that are similar to the ASIN that is specified in the request.

Response Groups

Response groups are pre-defined result sets in the API. They are used for specifying the data that is to be returned by the API. Some of the most commonly used response groups are:

• ItemAttributes
• EditorialReview
• Images
• Medium
• NewReleases
• Reviews
• ItemIds

Looking at the documentation provided by Amazon I don’t think there’s a way to specify the specific fields that you want to return so the best thing to do when working with the API is to select a response group that suits your needs. Medium and Large response groups isn’t really the best response group to use if you only want to get the items ASIN, title and selling price. So its wiser to check out what specific data are being returned by each response group before picking something like the Medium response group which returns a whole bunch of data that you might not need in the app that you’re trying to build. Choosing the right response group will have a considerable effect on performance as you’re only getting what’s actually needed.

Browse Nodes

Browse Nodes in simple terms are product categories in amazon. If you have already tried shopping for a product at amazon you might have notice that there’s a general category that you select when searching for a product like Electronics, Aparrel, Books, etc. These are the major browse nodes. As you go inside that category you will then see some sub-categories. For example you’re browsing through the Books category. In the right side you will see sub-categories like arts & philosophy, business & investing, children’s books, etc. All of these are represented by node Id’s. As you might have noticed in the table in the link above, every amazon site has different sets of major nodes since not every site has the same items available.

First Step: Connect to API and get the SimpleXMLElement Object

1. edit the amazon_api_class.php and insert your
